Update - DA sign off

So I  have signed off on all my PVC's and signed the DA letter sent to me by Eden Brae Homes. I'm now waiting on my site start appointment which I hope will be either this coming week or the week after. I have also finalized all my mortgage documents and given EBH's everything they need....lets see what  happens going forward....

I have updated the COLOR SELECTION section of my blog to include some more pictures on our selections.

I have also included below our 3D design of our kitchen which has been provided by Kitchen Culture via Eden Brae Homes. The Sink will be under mount with  with a double sink and soap dispenser.

Council Approval!

Wow so its been a while since I last posted and so much has happened...Since our plans were submitted to council I signed all of our PCV's and sent them back to EBH (for all of our selections we made) and I upgraded our aircon unit to a larger size as we got the extra 2 sq's.
The council initally came back and said I needed to get a ventilated skylight for the study and had to change he large window in the living to 2 smaller windows (noidea why ) but i just got it done so they could approve. So I had to pay an extra $500 (approx) to get the plans re-done, certified and obtained the BASIX certfiicate as well. I had to pay an extra $820 for the ventilated skylight as well (sighhhh).
And Finally...about an hour ago I find out that our our plans are approved through council!!!!  So now I have to sign my DA and send it back to EBH so they can carry on with the process...So i think within 3-4 weeks the pegs should go down (hopefully the weather holds).

Plans lodged to Council


Its been a while since I posted something, but the good news is that that The Ponds has approved our design\plans (last week Monday). My plans are now with council as they were submitted last week Friday, so fingers crossed this doesn’t take too long =]

In the meantime we have also upgraded the size of our aircon unit (since we got the 2 sq's extra) so the recommendation was to go from the SRA140 model to the SRA160 model. We have also changed our front door from the 3 panel to the 4 panel, which I think looks nicer =]

Development Application Lodged

Some progress again this week with our application being lodged to the developer for approval. Its going to take a couple of weeks os we just need to kick back, relax and hopefully it comes back approved with no issues.

Our landscape design was also done, so now we have started to get some quotes on things we will be doing after handover so we know what we will be up for.

Color Selections

This week was a productive week, more so the last few weeks has been as well in order to prepare for our colors selections.

Monday we did our colors, kitchen, blinds, plumbing selection and the Wednesday was our tiles/carpet selection and landscape design and electricals.

Colors
We tried to do as much as possible before hand to try and make things easier on the day, without having to think on the spot about our selections. We met with Aysen from the HOG and she was great in helping out. We ended up making a couple of changes for our colors and also upgraded a few things along the way.

My advice would  be to prepare and plan and try to stick t o your budget, as its easier to get carried away with spending  in excess of what you really need to. more importantly, try and make your way to the HOG and PGH bricks as much as possible before hand and have your heart set out on the colors you select.

We ended up upgrading our bricks to Option A (approx $400 extra in total) and rendered part of the front of the house.

We spend most of our upgrade money on the kitchen, as we got an under-mount sink, pot drawers + soft close drawers. I plan to get the overhead cupboards later on as I can't justify the $$$ now... We also ended up upgrading to designer doors, upgraded front door and getting an additional fridge tap and gas point for the alfresco.

Appliances - We upgraded our appliances to the Baumatic selection as they look much better and are much modern with the finishes and LCD displays with buttons.

We also got the drainer as we ended up going with an undermount sink

Electrical
Lights - I ended up getting power points and light fittings done externally and in hard to reach places. The rest i plan on getting done by a sparky afterwards, it will be much cheaper.
TV\Data Points - I ended up getting about 6 data points and 4 t/v points as it will be easier to do now then later

Now I have to wait till my landscape plans are done and dusted and then await for council approval....

Upgrades in our Tender so far


We have tried to stick to the standards as much as possible, but I always thing there are some things that are worth uprgrading...im sure we have already missed a few, but im sure we will get there slowly...

In the meantime, we have got the following upgrades ( from what I remember) in our tender:

  1. High ceilings and internal doors
  2. Fly-screens all around
  3. Security door to the alfresco
  4. Comfort Plus Glass (for the westerly sun)
  5. Upgraded front door
  6. Inter blind laundry door
  7. And internal wall changes to suit our design.


We have also allowed a little in our budget to allow for some kitchen upgrades and some electrical (trying to keep this to a minimal and get this done afterwards to save some $$$).
